A construction plot is for sale on the island of Kaprije in the Šibenik County, which consists of several smaller plots that are neatly and proprietaryly joined into one whole, and as such is acceptable for construction. The plot is located next to the public access road where electricity and water are available, and it is about 150 meters from the bay and the sea. The plot is suitable for setting up a prefabricated house, building a cottage or a holiday home. It is rectangular in shape, and in the surroundings there are also built-up cottages, which are mostly filled with tourists and guests who want a pristine vacation from the hustle and bustle of the city and in the summer. There are no cars on the island of Kapri. PARTICLE ANALYSIS It is possible to build a multi-story detached family house on the mentioned plots maximum height 10.00 m, with a maximum of four residential units, basement, ground floor and two floors. The built-up coefficient is 0.30, and the usability is 0.90. The object should be at least 5.00 away m from the road and 3.00 m from the neighboring border. If a pool or underground floor is being built, the same they can be at least 1.00 m away from the neighboring border and 3.00 m from the road. The pool which is level with the ground, it is not included in the development of the terrain. We have to secure the plot at least 1 parking space per housing unit and at least 20% of the plot to be arranged as green area. The minimum width of the construction plot is not defined by the plan.
